II. Lowering of the age of buyers
Paradoxically, the surge in property prices over these last ten years corresponds globally to a significant increase in the share represented by buyers under 40 years of age.
Regarding the purchase of apartments, their share increased from 37% in 1997 to 47% in 2007. On the other hand, regarding the purchase of houses, their share has dropped in 10 years from 49% to 46%.
On this subject, once again, the Loire river is a real boundary: young buyers are more numerous in the North than in the South.
The study presented last year by the notaries of France provides an objective explanation in this regard: sun-seeking buyers. The comparison of northern départements, on the one hand, and southern départements, on the other hand, shows that a great number of investors, when they age, wish to move south and to its good weather.
